SCS has completed work at higher education projects that include Ocean County, Hudson County, Princeton, Stockton colleges.
Quantity Survey, Buildability Review, Cost Estimating, Solicitation of Subcontractors, Scope of Work, Contracts Prepared, CPM Scheduling, Project Management, Owner Representative. SCS completed 78ksf Medical Marijuana Facility in North Jersey. SCS was contracted by the General Contractor as the construction manager consultant for the project. Upon starting this assignment the project drawings were 60% complete with only the foundation and framing permit issued. SCS drove the project completing the cost budget, CPM Schedule, Subcontractor solicitation, preparing trade scope of works, sub contractor recommendation matrix, preparing sub contractor contracts, weekly job site meetings agendas & meeting minutes dissemination, coordinating inspections, working with the client provided systems including C02, fertigation, odor control, extraction lab equipment including MEP design engineer and client interface, building access control security, collecting close out warrantee, equipment operating manuals and client equipment and system training. All Local, State and NJDOH inspections.
Municipal Buildings/Police Stations/ Satellite Police Stations/Fire House Public Work - Client /Owner's representative Construction Manager advisor ("CMa"). Quantity surveying, cost estimating, fresh eye review, General Contractor ("GC") solicitation. GC bid's received, reviewed for compliance, recommended lowest responsible bidder to client, Review GC CPM Schedule, conducted biweekly job site meetings agendas & meeting minutes dissemination, submittal, RFI, Change Order and Application for Payment ("AFP") logs. Reviewed monthly GC AFP, change orders and RFI's with recommendations to both GC, Architect and Client. Preformed site reviews with field reports, comparing approved GC approved submittals to products being installed.
Photovoltaic Arrays/Electric Charging Stations/Wind Turbine.
Fuel Control Systems Gasoline/Diesel/Natural Gas. SCS was chosen to perform construction management services to NYC DCAS Fuel Control Installation. This required SCS to solicit contractors to install fuel control systems in all 5 Boroughs at all public garages throughout NYC and UpState NY for the departments of FDNY, DSNY, EPA, DEP & Parks. This included approximately 60 site locations with multiple prime contractors. Also SCS was assigned the task of submitting and obtaining building permits for each location and trade.
HVAC Roof Top Equipment & Roof Replacement. This project was coordinated over the summer to remove 17ea RTU's, exhaust fans, existing roof mounted electrical conduit in anticipation of the roof replacement. The roof removal occurred starting at 11pm - 7am and the roof replacement started at 7am. This schedule allowed for the roofing contractor to maximize the roof replacement.
Cloud Data Centers SCS was contracted by a General Contractor to facilitate the project management of a new maintenance facility along with diesel fuel storage tanks for temporary generators. The end users is a major financial reporting and new organization having three cloud centers located in the North East.
Sibilia Construction Services, LLC working with our partner provides Federal, State, Local, and Private Site Threat Assessment Evaluation, Design, Cost Estimating, CPM Scheduling, Project Management and Construction Services.
SCS, provides construction claim documentation to justify and substantiate construction related claims pertaining to damages. SCS focuses on construction claim avoidance by requiring the client to adhere to the project contract and construction documents. This process typically involves reviewing daily field reports, labor reports, job meeting minutes, RFI's, shop drawing submittals, project correspondence, contract terms and conditions, inclusive of the general and supplementary general conditions and project manual. Once SCS, has a complete understanding of the issue from the clients prospective our independent review would be issued to the client. Upon completing this process SCS would confer with the clients & attorney if retained and review our independent findings. At the advice of the clients and or their attorney the claim would then be assembled and issued. SCS has a reputation of having all parities conform to the project documents and contracts as agreed.
SCS has been relied upon to provide cost reports on defective workmanship. SCS working with an A/E and or Client would receive a deficiency report from the A/E. The deficiency report SCS would provide our independent costs to repair the defective workmanship as detailed within the A/E report. SCS cost report would be reviewed by the A/E and included with the report submitted to the Client.
SCS, working with A/E prepares the cost reporting for 5/20/30/40 year, recommended maintenance to condo associations. From the recommended schedule maintenance report, SCS would provide our independent costs to repair the defective workmanship. This information would be reviewed by the A/E and included in the recommended maintenance report to the condo association.
